Rental Increase, Rent Value

Regulating Relationship between Landlords and Tenants in the Emirate of Dubai


 ARTICLE  10 
Term The Agency shall have the exclusive authority to specify percentage of rent increase in the Emirate, with regard to of economic circumstances.





Note
If the landlord plans on increasing the annual rent, he must do so according to Rera Calculator and give the tenant 90 days notice period before renewing the contract. 

The tenant can accept the increase or refuse it, under the condition of giving the landlord 60 days notice before the renewal date to vacate the property.

Your landlord cannot raise your rent on a whim according to Decree No (43) of 2013.
If he/she does so, you can file a case with the Rent Committee based on Decree No (26) of 2013.
  • If your rent is up to 10% less than the average rental value of similar units, your landlord cannot increase your rent.
  • If your rent is 11-20% less than the average rent of similar properties in the area, the landlord is legally entitled to a rent increase by 5%.
  • Your landlord can hike your rent by 10% if your current rate is 20-30% lower than the going value.
  • A 15% increase can be made if your rent falls short by 30-40% of the average rent.
  • Your rent can be increased by 20% if your rent is more than 40% less than the average rental value of similar units.
